Parquet Floor Refinishing and Hardwood Restoration

Hardwood and parquet floor refinishing is exactly what it sounds like: we strip the old finish down to bare wood, sand out the scratches and discoloration, apply the stain and topcoat you choose, and hand you back floors that look like they were just installed. Abner Flooring and Remodeling handles wood floor refinishing throughout the Greater Atlanta metro, and in most cases, refinishing your existing floors costs a fraction of what full wood floor installation would run. The dominant question we hear is whether refinishing is actually cheaper than replacement. It almost always is. Call or text (404) 706-8999 and we'll tell you straight whether your floors are a candidate.

The refinishing process starts with sanding, which is where most of the labor lives. Drum sanders and edge sanders pull the surface down to fresh wood, and that step has to be done right or every coat of finish after it will show the flaws. From there we apply sealer, then stain if you want a color change, then two to three coats of finish, cut between coats. The variables that drive cost up or down are square footage, the current condition of the wood, whether the boards need spot repairs first, how many coats the finish plan calls for, and what sheen level you want. Parquet patterns take longer to sand than straight-run planks because the grain runs in multiple directions and you can't chase it in one pass. Every job is different, contact Abner Flooring and Remodeling for an accurate estimate.

What the Refinishing Process Actually Covers

Every refinishing job we take on goes through the same sequence, no shortcuts.

01

Floor Sanding

We run drum sanders across the field and edge sanders along the perimeter to remove the old finish and level the surface. Parquet gets extra passes because the alternating grain directions don't sand clean in a single run. We don't skip the edges, and we don't leave them for you to sand by hand.

02

Spot Repair Before Finishing

Boards that are cracked, cupped, or loose get addressed before anything else goes down. A coat of finish over a bad board doesn't fix it. If repairs are needed, we flag them upfront so there are no surprises on the final invoice.

03

Stain Application

You pick the color, we apply it evenly. If you want to go lighter or darker than the existing wood, this is where that happens. We carry samples and can show you how different stains sit on your actual species before we commit.

04

Finish Coats

We apply two to three coats of polyurethane or oil-based finish depending on what the wood and your household traffic call for. We cut between coats with fine-grit screens to knock down nibs and get a clean build.

05

Final Polish and Inspection

Before we pack up, we do a walk with you. Sheen, color, and coverage all get checked. If something doesn't meet the standard we set at the start, we fix it before we leave.

06

Stair Treads Included

We refinish stair flooring to match your main floor finish. Stairs that don't match a newly refinished floor look wrong immediately. We handle both in the same visit when the project includes them.

How a Refinishing Job Goes, Start to Finish

  1. 01

    We Assess the Floor

Chucky walks the space, checks the species, measures the thickness of the wood remaining above the tongue, and spots any boards that need repair before sanding. If the floor can't handle another sand, we tell you upfront. Solid hardwood can typically be refinished multiple times. Engineered hardwood depends on the wear layer thickness.

  2. 02

    We Sand and Stain

Sanding takes the most time and produces the most dust, so we mask doorways and run dust containment when needed. Stain goes on after the wood is clean and dry. We let it penetrate fully before sealing. Rushing this step is how you get blotchy, uneven color, and we don't rush it.

  3. 03

We Finish and Walk It With You

Two to three finish coats with a cut between each one. When the final coat is cured, we do a walkthrough together. You should be able to see yourself in those floors before we consider the job complete.

Cost and Value

Refinish vs. Replace: the Honest Comparison

Most older Atlanta-area homes, especially craftsman bungalows in neighborhoods like Old Fourth Ward and the mid-century ranches out in Johns Creek, have solid hardwood floors sitting under carpet or under a failed finish that's been there since the 1980s. Those floors are salvageable in almost every case. Replacement means tearing out what's there, hauling it off, buying new material, and installing from scratch. That's a lot of labor and material cost you don't have to spend if the existing floor has thickness left in it. Refinishing gets you to the same result, a clean, durable, beautiful wood floor, at a substantially lower cost. We're not going to tell you replacement is the answer when it isn't. If your boards are warped past flattening, rotted, or structurally compromised, we'll say so. But if you've got solid hardwood with at least a quarter inch of wear layer above the tongue, you've got a refinishable floor. Call us and find out. The floor refinishing conversation starts with an honest look at what you actually have.

No-Sand Options

Screen-and-Recoat: When Full Sanding Isn't Necessary

Not every floor needs to go all the way down to bare wood. If your finish is dull and worn but the wood underneath isn't scratched or discolored, a screen-and-recoat is the right call. We lightly abrade the existing finish to give the new coat something to bond to, then apply one or two finish coats. It's faster, less invasive, and extends the life of the floor before a full sand is needed.

  1. 01

    Screen the Surface

A floor buffer with a fine abrasive screen cuts the existing finish just enough to create adhesion without removing wood. No heavy sanding, no significant dust.

  2. 02

    Clean and Tack

We vacuum the dust, then tack the surface clean. Any finish debris left behind will telegraph through the new coat, so this step doesn't get rushed.

  3. 03

    Apply Fresh Finish

One to two coats of polyurethane, depending on wear level. The result is a refreshed, protective surface that buys you more years before a full refinish is warranted.

Hardwood and Parquet Refinishing Questions

Is it cheaper to refinish a wood floor or replace it?
Refinishing wins on cost in most cases, sometimes by a wide margin. Replacement involves tearing out existing material, disposal, new product, and a full installation. If the wood you have is structurally sound and has wear layer left, refinishing gets you to the same finished result for less. The exception is floors that are too thin to sand again, heavily water-damaged, or structurally compromised. We check that before quoting anything.
How many times can hardwood floors be refinished?
Solid hardwood can typically be refinished 5 to 10 times over its life, depending on the species and original thickness. The limiting factor is how much wood sits above the tongue of the plank. We measure that on the assessment visit. Engineered hardwood has a thinner wear layer, usually 2 to 6 millimeters, so it has fewer refinish cycles available before it's exhausted.
Can parquet floors be refinished the same way as straight-run plank floors?
Yes, but the sanding process takes more passes. Parquet is made of wood blocks arranged in geometric patterns, which means the grain runs in multiple directions. You can't sand it in one direction and call it clean. We angle the drum sander diagonally and run multiple passes to get an even surface without leaving cross-grain scratches. It takes longer than plank floors, and the sanding stage reflects that in the project timeline.
How long does a floor refinishing project take from sanding to move-back-in?
Sanding and staining typically take one to two days depending on square footage. Finish coats need to dry and cure between applications, so you're looking at another two to three days before the floor can handle foot traffic. Full cure for polyurethane finish is generally 30 days, but most households can walk on the floor in socks within 24 hours of the final coat. We'll give you a realistic timeline on your specific job before we start.
What wood species can you refinish?
We refinish red and white oak, maple, pine, cherry, walnut, hickory, and most other domestic hardwoods commonly found in Greater Atlanta area homes. Species matters because hardness affects sanding grit selection and how the wood takes stain. Pine, for example, is soft and absorbs stain unevenly without a conditioner step. We adjust the process to the wood, not the other way around.
Do I need to move all my furniture out before refinishing?
Yes. The floor needs to be completely clear for sanding and finishing, and furniture legs can dent freshly finished wood before it's cured. You'll need a plan for where large pieces go during the project. We don't provide moving services, but we'll give you a clear timeline so you can plan around it. For larger jobs, we can often phase the work room by room if clearing the whole house at once isn't practical.
