Hardwood Flooring for Georgia Homes

Abner Flooring and Remodeling installs and refinishes residential hardwood flooring throughout the Greater Atlanta metro, covering everything from new solid oak installs to the restoration of original heart pine floors in older Craftsman bungalows. If you're wondering what hardwood flooring actually costs before you call anyone, the honest answer is: it depends on the wood species, whether you're installing new or refinishing what's already there, and the condition of your subfloor. Replacing a damaged subfloor section or addressing squeaks adds to the scope. What doesn't change is this: we give you a straight estimate before any work starts, and we're reachable seven days a week at (404) 706-8999.

The work itself breaks into two distinct categories. New wood floor installation covers site-finished solid hardwood, factory-finished engineered planks, and everything between. We nail, glue, or float depending on the subfloor type and your specific room. Refinishing is a different job: we sand down to bare wood, address any boards that need spot replacement, and apply fresh stain and finish coats. The sanding alone is where most homeowners find out whether the crew they hired knows what they're doing. Done wrong, you end up with swirl marks and uneven sheen. Done right, the floor looks like it was just laid. Material choice, room size, subfloor condition, and finish level all drive the final number. Every job is different, so contact Abner Flooring and Remodeling for an accurate estimate.

Solid vs. Engineered Hardwood: What Actually Matters

The choice affects your long-term options, not just your upfront cost.

01

Solid Hardwood

Three-quarter inch solid planks that can be sanded and refinished multiple times over decades. The right call for main floors and bedrooms where moisture is not a factor. White oak, red oak, and hickory are the most requested species we work with in Georgia homes.

02

Engineered Hardwood

A real hardwood veneer bonded to a plywood core. More stable than solid in rooms with humidity swings, which matters in Georgia summers. Can be refinished once or twice depending on veneer thickness. Works over concrete slabs where solid wood can't go.

03

Site-Finished vs. Factory-Finished

Factory-finished planks come with a durable aluminum oxide coating applied under controlled conditions. Site-finished floors give you unlimited stain color options and a seamless look, but require cure time before you move furniture back in. We walk you through both options before we order anything.

04

Subfloor Condition

The floor on top is only as good as what's underneath. We check for levelness, moisture, and structural integrity before installation starts. A floor that's squeaking or flexing two years after install is almost always a subfloor issue nobody addressed on day one. We don't skip that step.

Our Process

How We Install Hardwood Floors

Every hardwood job follows the same sequence, whether it's 200 square feet or 2,000.

  1. 01

    Assessment and Prep

We inspect the subfloor, check moisture levels, and confirm the wood has acclimated to the room. Skipping acclimation is how floors buckle. We don't rush this part.

  2. 02

    Installation

We nail, staple, glue, or float depending on the substrate and product. Transitions, thresholds, and stair nosings are measured and cut on-site for a clean fit. No gap-filling with caulk to hide mistakes.

  3. 03

    Finishing or Final Inspection

For site-finished floors, we sand, stain, and apply finish coats with dry time between each pass. For factory-finished floors, we do a final walk-through with you before we pack up. If something's off, we fix it before we leave.

Refinishing

Restore What You Already Have

A lot of older homes in the metro area have solid hardwood under carpet or vinyl that was installed decades ago to cover scratches and wear. Before you pay for new flooring, it's worth finding out what's underneath. We've uncovered original oak and pine floors in homes built in the 1940s and 1950s that were in good enough shape to restore at a fraction of replacement cost. Our wood floor refinishing service covers full sanding, stain application, and multiple coats of finish. We also do floor refinishing on floors that just need a refresh rather than a full sand-down. If boards are cracked, cupped, or have isolated rot, we replace those sections before refinishing so the whole floor comes out level and consistent. The result is a floor that looks new without the waste of tearing out wood that has decades of life left in it.

What We Handle on a Hardwood Job

  1. 01

    Subfloor repair and leveling

We fix squeaks, address high or low spots, and replace damaged sections before the wood goes down.

  2. 02

    Hardwood installation or refinishing

Full install of solid or engineered hardwood, or a complete sand-stain-finish cycle on existing floors.

  3. 03

    Stair flooring and nosings

Stairs need matching wood and properly fitted nosings. We handle the stairs as part of the project, not as an afterthought.

  4. 04

    Baseboard and trim

New floor height changes the gap at the base of your walls. We install or reinstall baseboards and baseboard trim so the room looks finished, not patched.

Why Homeowners Call Us First

  1. 01

    One crew, start to finish

Chucky Sarmiento runs the crew. We don't subcontract the sanding to one company and the finishing to another. The same people who prep the floor are the ones who apply the finish coat.

  2. 02

    Seven-day availability

Most flooring contractors go quiet on weekends. We don't. If you want to talk through a project on a Saturday evening or need us on-site Sunday, call (404) 706-8999. That's just how we operate.

  3. 03

    Full-service scope

If your flooring project also needs paint, drywall, or trim work, we handle it. You don't need to manage a separate contractor for the walls while we're doing the floors. See our flooring installation and painting services for the full picture.

Hardwood Flooring Questions

How many times can hardwood floors be refinished before they need to be replaced?
Solid hardwood floors that are three-quarters of an inch thick can typically handle seven to ten sanding cycles over their lifetime before the wood gets too thin to refinish safely. Engineered hardwood depends entirely on the veneer thickness. Some two-millimeter veneers can only be lightly screened, not fully sanded. We check the veneer thickness before we commit to a refinish job so there are no surprises midway through.
What wood species holds up best in high-traffic areas of a Georgia home?
White oak and hickory are both harder than red oak on the Janka scale and handle foot traffic and dropped items better in main living areas, kitchens, and hallways. Red oak is still a solid choice for bedrooms and lower-traffic rooms. If you have kids or dogs, we usually steer people toward a wire-brushed or hand-scraped texture that hides everyday scratches better than a smooth high-gloss finish.
Can hardwood floors be installed over a concrete slab?
Solid hardwood generally can't go directly over concrete because it needs to be nailed to a wood subfloor. Engineered hardwood is the right product for slab-on-grade installs, either glued directly to the concrete or floated over a foam underlayment. We test for moisture in the slab before installation because a slab reading above acceptable moisture levels will cause the wood to cup and buckle regardless of which product you use.
How long does a full hardwood floor refinish take, and when can I walk on it?
A standard refinish job on a single floor level takes one to two days of active work. After the final finish coat, you need to stay off the floor for at least 24 hours and avoid replacing heavy furniture for 72 hours. Oil-based finishes take longer to cure than water-based finishes, but they're more durable long-term. We'll tell you exactly what to expect on cure time based on the finish product we're using.
Does new hardwood flooring need to acclimate before installation?
Yes, and skipping this step is the most common reason hardwood floors buckle or develop gaps after install. Wood expands and contracts with changes in humidity. Solid hardwood typically needs five to seven days in your home before installation. Engineered hardwood is more stable but still benefits from two to three days of acclimation. We schedule the material delivery accordingly and don't start installation until moisture readings on the wood are within acceptable range for your specific subfloor.
What is the difference between water-based and oil-based polyurethane for hardwood floors?
Oil-based polyurethane dries amber over time, which enhances the warm tone of oak and pine floors. It takes longer to dry between coats, so the job takes an extra day or two. Water-based finishes dry clear and fast, which is better if you want a natural or gray-toned floor without the yellowing. Water-based is also lower odor, which matters if you're living in the home during the project. We carry both and let you choose based on the look you're after.
